Preheat the Oven: Set your oven to 350°F (175°C). Lightly grease your baking pan so the rolls don’t stick.
Make the Dough: In a large bowl, combine pancake mix, milk, and egg. Stir until a soft dough forms — it should be slightly tacky but not sticky. If it feels too wet, sprinkle in a little more pancake mix until the texture is manageable.
Prepare Your Work Surface: Lightly sprinkle pancake mix onto a clean surface and your hands to prevent sticking. Transfer the dough to the surface and flatten it with your hands into a rectangular shape about ½ inch thick.
Mix the Filling: In a small bowl, mix together the brown sugar, granulated sugar, and cinnamon until well combined. This will create that sweet, aromatic filling we all love in cinnamon rolls.
Add the Filling: Evenly sprinkle the cinnamon sugar mixture over the flattened dough, pressing gently so it sticks to the surface.
Roll and Slice: Starting from one long edge, roll the dough up tightly into a log. Using a sharp knife, cut the log into 1–2 inch thick pieces. Arrange the rolls in the greased pan, leaving a little space between them for expansion while baking.
Bake: Place the pan in the oven and bake for 25–35 minutes, or until the rolls are golden brown and cooked through. Keep an eye on them toward the end to avoid overbaking.
